Georgian terraces around St John’s, 1930s semis in Sandal and big new-build estates near the motorways. We build Wakefield driveways that suit the house and are honest about what lies underneath.
Overview
Wakefield is gentler country than the Pennine towns to the west. The land is lower and the houses are mostly brick, with Georgian terraces around St John’s, Victorian and Edwardian houses in Sandal and Horbury, and plenty of 1930s and post-war semis. More recently, large new-build estates have spread out around the M1 and M62 junctions, from Outwood and Stanley to Normanton and Featherstone. Pontefract and Castleford have their own mix of older terraces and post-war estates, while villages to the south, such as Ackworth and Crofton, tend to have bigger plots and longer drives.
New-build drives often need attention sooner than people expect. Many were laid with a thin layer of tarmac or a single car’s width of blocks, and within a few years they’re rutted, cracked or simply too narrow for the household. Before widening one, check your deeds and the estate’s planning conditions, as some estates keep front gardens open-plan. We’ll help you work through what you’ve got, then plan block paving in Wakefield that ties into the existing drive or replaces it properly.
Older parts of the district have their own quirks. This was coal-mining country, and on some plots the ground under a garden is made-up fill rather than natural soil, so we dig enough to see what we’re building on before fixing a sub-base depth. Clay is common and drains slowly, and that affects how a drive meets the 2008 planning rule for front gardens: a tarmac driveway is impermeable, so it has to shed its water into a border, a soakaway or a channel. Our block paving cost guide explains how ground conditions affect the price.
Dropped kerbs anywhere in the district, from Ossett to Pontefract and Castleford, need Wakefield Council’s approval. The crossing itself is the council’s side of things, but we’ll measure your frontage, explain what the council generally asks for and plan the drive around it. Wakefield is the eastern edge of our West Yorkshire area, where Pennine stone gives way to brick.
Local knowledge
Many newer estates have open-plan frontages protected by planning conditions or by covenants in the deeds. Check yours before you commit. If a change needs consent, we’ll give you a clear plan and specification you can send to the developer or the council.
In a former coalfield it isn’t unusual to find old fill, ash or rubble under a garden. We dig test areas where needed and take out anything unsuitable, because a sub-base laid on loose fill will settle however well it’s compacted.
Clay soils hold water, and a soakaway dug into them can fill and stay full. We test before relying on one and, where drainage is poor, use a permeable build with a deeper sub-base or direct the water to a border, so the drive still meets the 2008 rule.
Services
For Wakefield homes, block paving and tarmac cover most driveway needs, from widening a new-build drive to rebuilding a tired one, and a patio finishes the garden.
Questions
Wakefield Council. Its highways team covers every address in the district, from Ossett and Horbury to Normanton, Pontefract, Castleford and Featherstone. You apply to the council, and it either builds the crossing or tells you who can. We don’t do that part, but we’ll explain what’s involved at the survey and line the new drive up with the crossing so the two meet neatly.
Usually, yes, but check two things first. Your deeds may include covenants about the front garden, and the estate’s planning permission may have conditions that keep frontages open-plan. If both are clear, we can extend the existing drive in matching or contrasting blocks, or replace it altogether if the original was laid thinly.
Yes. We cover the whole Wakefield district, including Pontefract, Castleford, Knottingley, Featherstone, Normanton and Ackworth. The ground and the housing change a lot across the area, from older terraces to new estates, so we survey every job in person and price it on what we find rather than from a photo.
