York · YO postcodes
York is flat, close to two rivers and full of conservation areas. That combination needs careful thought about drainage and materials, whether it’s a Victorian terrace near the walls or a family home in Haxby.
Overview
York is one of the flattest places we work, and that changes how a driveway has to be built. With so little natural fall, water sits wherever it lands unless the surface is shaped to move it. Homes near the Ouse and the Foss are on low ground that has flooded before, and the heavy, slow-draining soils found across much of the Vale of York mean a soakaway doesn’t always work as well as you’d hope. Older terraces near the walls often have tiny front gardens or none at all, so there the work is usually a rear patio or a path rather than a drive.
That’s why permeable surfaces make so much sense here. A resin bound driveway in York, laid on a permeable base, lets rain soak straight through, stays free of puddles and meets the 2008 front-garden rule without a planning application. Permeable block paving does the same job with a more traditional look, and individual blocks can come up and go back down if a pipe ever needs attention. For patios, sandstone and porcelain both work well, as long as the falls take water away from the house and the finished level stays well below the damp-proof course.
The city’s history matters too. The centre within the walls is a conservation area, and so are many older suburbs and village centres around it, such as Bishopthorpe and Heslington. Listed buildings need extra care, and in a conservation area removing a front wall or railings can require planning permission. We’ll tell you if your house is affected, and our planning permission guide explains the rules in more detail.
City of York Council handles dropped kerbs and planning inside the city boundary, which includes villages such as Haxby, Strensall, Copmanthorpe and Poppleton. Beyond it, in places like Selby, Malton and Easingwold, it’s North Yorkshire Council. We’ll confirm which applies to you. York is part of our North Yorkshire coverage, and we travel out to the market towns around it as well.
Local knowledge
With almost no natural slope, every square metre has to be laid to a fall. We set levels so water runs off the surface and away from the house, and we keep the finished paving at least 150mm below the damp-proof course.
Streets near the Ouse and the Foss sit on low ground that has flooded before. On those plots we favour permeable construction and keep water away from doors and air bricks, so a new drive never adds to the problem.
Inside the walls and in many older suburbs, the look of the street is protected. We suggest materials that sit well with old brick and stone, such as setts, natural tones and resin in a gravel colour, and flag anything that needs consent first.
Services
In York, resin and permeable block paving deal with the flat ground well, and sandstone or porcelain patios make the most of the garden.
Questions
Not automatically. If the new surface is permeable, or drains into the garden, the 2008 rule is met. The extra checks in York are about what else changes: railings or a wall being removed, the setting of a listed building, and any controls specific to your street. Listed buildings need listed building consent for many changes. We’ll check your address with City of York Council before we finalise a design.
Inside the city boundary, which includes Haxby, Strensall, Bishopthorpe and Poppleton, it’s City of York Council. Outside it, most places, such as Selby, Malton, Easingwold and Thirsk, fall under North Yorkshire Council, and a few to the east, like Stamford Bridge, are in the East Riding. We’ll point you to the right one at the survey.
It shouldn’t, if it’s designed properly. A permeable resin or block paved drive lets rain soak into the ground rather than running into the drains, and an impermeable one can be drained into a border or soakaway. On low-lying streets we look carefully at levels so water heads away from the house, not towards it.
