Victorian villas in Headingley, 1930s semis in Moortown, new-builds out towards Garforth: Leeds has every kind of front garden. We survey yours, explain the options plainly and build it to last.
Overview
Leeds is a big city with a huge range of homes, and the right driveway in one suburb can be wrong in the next. In Headingley, Roundhay and Chapel Allerton there are large Victorian and Edwardian houses, many of them in conservation areas, with stone gateposts and mature trees. Moortown, Horsforth and Cross Gates are full of 1930s semis whose front gardens were never designed for two cars. Out towards Garforth, Morley and Wetherby you’ll find newer estates with wide, open-plan frontages.
Each needs a different approach. On an older semi, the job is usually turning a lawn and a narrow path into a level, well-drained parking area without making the house look like a car park. Block paving in Leeds works well here, because a border and a change of colour can frame the house and the planting. On larger plots with trees nearby, a resin bound driveway laid on a permeable base lets water reach the roots and avoids puddles.
Ground conditions change across the city too. Heavy clay that holds water is common, but the soil can change from one street to the next, so we check how yours behaves before deciding where the water goes. Since 2008, a new front drive over five square metres has to be permeable or drain into the garden unless you have planning permission. Our guide to driveway planning permission explains how that works in plain English.
If you need a new or wider dropped kerb, that’s a separate approval from Leeds City Council as the highway authority. We don’t build dropped kerbs, but we’ll measure up, tell you what the council generally looks for and plan the drive so it lines up with the crossing. On busy roads we also plan skip and delivery times so the job causes as little disruption as possible. Leeds is the largest part of our West Yorkshire area, and we cover the towns around it too.
Local knowledge
Headingley, Roundhay, Chapel Allerton and other older suburbs have conservation areas, and many gardens have protected trees. Materials should suit the street, and digging near big roots needs care. We flag anything that needs the council’s agreement before work starts, not after.
Many Leeds semis share a drive or a boundary with next door. We mark the line on site, agree edging and levels where the two drives meet, and keep the neighbour’s side clear and usable while we work, so nobody is blocked in.
Where clay holds water, a soakaway can turn into a sump that never empties in winter. We test how your ground drains before relying on one. If it drains poorly, we use permeable construction with a deeper sub-base or carry the water to a border instead.
Services
For Leeds homes we usually recommend block paving for semis and terraces, resin where trees and drainage matter, and stone or porcelain patios at the back.
Questions
Postcodes don’t follow council boundaries. Ilkley, Menston and Burley-in-Wharfedale have LS29 postcodes but sit in the Bradford district, so City of Bradford Metropolitan District Council deals with dropped kerbs there. Tadcaster (LS24) is in North Yorkshire, so it’s North Yorkshire Council. Elsewhere in the LS area it’s Leeds City Council. We’ll confirm which applies at the survey.
Not always. The usual front-garden rule still applies: a permeable surface, or one that drains into the garden, doesn’t need permission. Conservation areas add another layer: demolishing a front wall a metre or more high next to the road needs planning permission, and some streets have extra controls on top. If you’re in Headingley, Roundhay or another conservation area, we’ll check with Leeds City Council before finalising the design.
If there’s room on your drive, it goes there. If it has to sit on the road, the skip firm needs a permit from Leeds City Council first, and we arrange it through them. On streets with no space at all we take waste away in the wagon each day instead, which keeps the road clear.
